South Austin Neighborhoods: 2026 Homebuyer's Guide | Berbas Group
Seven South Austin Neighborhoods Worth Knowing, From Walkable 78704 to Master-Planned Circle C Ranch
The most popular South Austin neighborhoods for homebuyers are Bouldin Creek, Travis Heights, Zilker, and Barton Hills near downtown in 78704, plus 78745, Shady Hollow, and Circle C Ranch farther south, where your budget usually buys more space. Here's how they compare on price, schools, walkability, and lifestyle in 2026.
Austin has been home since I came here for UT (with a couple of detours to Chicago and Minneapolis), and South Austin still has more personality per square mile than anywhere else in the city. When clients tell me they want trees, live music, and a swim at Barton Springs, we usually start south of the river. The trick is matching the neighborhood to your budget, your commute, and how you actually want to spend your weekends.

Where Is South Austin, Exactly?
South Austin generally means everything south of Lady Bird Lake, from the 78704 ZIP code next to downtown all the way past Slaughter Lane. Locals tend to split it into two worlds.
Close-in South Austin (78704) is older, walkable, and pricier, with neighborhoods like Bouldin Creek, Travis Heights, Zilker, and Barton Hills. Farther south, ZIP codes like 78745, 78748, and 78739 trade some walkability for bigger lots, newer homes, and more house for the money. If you're researching the best neighborhoods in Austin, both halves deserve a long look.
What Are the Best South Austin Neighborhoods Close to Downtown?
The four classic close-in neighborhoods are Bouldin Creek, Travis Heights, Zilker, and Barton Hills. All four are within a few minutes of downtown, Lady Bird Lake, and the restaurants on South Congress Avenue and South Lamar Boulevard.
Bouldin Creek
Bouldin Creek is one of Austin's oldest neighborhoods, bounded by Lady Bird Lake, South Congress Avenue, Oltorf Street, and the Union Pacific railroad tracks. Early 1900s cottages sit next to modern builds, and you can walk to coffee shops, restaurants, and the shops on South Congress. It's home to the Texas School for the Deaf, created in 1856 and the oldest continually operating public school in Texas, and the West Bouldin Creek Greenbelt is a quiet spot for a walk. Bouldin Creek is best for buyers who want character and walkability and don't need a big yard. Learn more in our Bouldin Creek neighborhood guide.
Travis Heights
Travis Heights sits between Congress Avenue and I-35, running from Lady Bird Lake south to Oltorf Street. The streets are hilly and shaded, and the homes range from historic houses to mid-century designs and brand-new modern builds. Big Stacy and Little Stacy parks are connected by the Blunn Creek Greenbelt, and Big Stacy Pool is warmed by a deep geothermal well, which makes it a winter swimming favorite. South Congress Austin landmarks like the Continental Club (rocking South Austin since 1955) are a short walk away. See our Travis Heights guide.
Zilker
Zilker wraps around Zilker Park in Austin, Texas, a 358-acre park that's home to Barton Springs Pool, where spring-fed water averages 68 to 70 degrees all year. Many original Zilker homes date to the 1930s and 1940s, and a building boom since 2019 has replaced a lot of older bungalows with larger new construction.
According to our September 2026 Zilker market report, the median single-family sales price over the last 12 months was $1,452,334, the median price per square foot was $667 (essentially flat from $671), and homes closed about 3.32% below asking. Zilker currently sits at 3.75 months of inventory, which leans toward sellers. More in our Zilker neighborhood guide.
Barton Hills
Barton Hills was platted starting in 1956 and is known for 1950s and 1960s ranch homes on unusually large lots, often more than a fifth of an acre, along hilly, wide streets. Trails connect the neighborhood to the Barton Creek Greenbelt and Zilker Park, and Barton Hills Elementary is part of Austin ISD.
Our September 2026 Barton Hills market report shows a median sales price of $1,562,500 over the last 12 months, up from $1,260,956, while the median price per square foot was essentially flat at $596. That tells us the mix of homes selling moved up-market more than individual homes gained value. With new listings down 33.1%, Barton Hills sits at just 2.47 months of inventory. See our Barton Hills guide.
Which South Austin Neighborhoods Offer More Space for the Money?
Farther south, 78745, Shady Hollow, and Circle C Ranch usually offer larger lots and newer homes than 78704 at a given budget. The tradeoff is a longer drive to downtown and fewer places to walk to dinner.
78745
Some people call 78745 "the new 78704," and it's easy to see why. It's about 20 minutes from downtown on most days and has long been a more affordable alternative to 78704. Homes closer to town tend to date from the 1930s through the 1950s, with 1970s and 1980s homes more common as you head south. Larger lots have attracted redevelopment, and Austin's HOME code changes now allow up to three homes on many single-family lots. (On weekends, you can usually find me at Radio Coffee & Beer on Manchaca Road.) Explore our 78745 guide.
Shady Hollow
Shady Hollow is a wooded community about 10 miles southwest of downtown, just east of Circle C Ranch. Development began in the early 1970s, and you'll find ranch-style homes from the 1970s through the 1990s on large, tree-lined lots, plus community pools. Students attend Austin ISD schools including Baranoff Elementary, Bailey Middle, and Bowie High. In our experience, Shady Hollow is often a better value than neighboring Circle C. Read our Shady Hollow guide.
Circle C Ranch
Circle C Ranch is a master-planned community in the 78739 ZIP code, with the first homes built in 1986. The Circle C neighborhood is known for its pools, bike paths, and quick access to the Veloway, a 3.1-mile paved loop for cyclists and skaters, and the Lady Bird Johnson Wildflower Center. Most homes are zoned to Austin ISD schools such as Kiker, Clayton, and Mills elementary schools, Gorzycki Middle, and Bowie High. With light traffic, downtown is about 15 minutes away, but commuting north can be a challenge. See our Circle C Ranch guide.
How Do South Austin Neighborhoods Compare?
Each South Austin neighborhood fits a different kind of buyer. Here's the quick version.
Most walkable. Bouldin Creek and Travis Heights, with South Congress shops, restaurants, and parks close by.
Best for outdoor lovers. Zilker and Barton Hills, next to Zilker Park, Barton Springs Pool, and the Barton Creek Greenbelt.
More space for the money. 78745 and Shady Hollow, where larger lots are common.
Master-planned amenities. Circle C Ranch, with pools, bike paths, and the Veloway nearby.
Most redevelopment. Zilker and 78745, where older homes are giving way to larger new construction and multi-unit builds.
Is South Austin a Buyer’s or Seller’s Market in 2026?
It depends on the pocket. Across the five-county Austin housing market, September 2026 brought 5.3 months of inventory and an average of 86 days on market, which is balanced territory, according to our September 2026 Austin market update. Close-in South Austin is tighter. Zilker sat at 3.75 months of inventory and Barton Hills at just 2.47, both on the seller-leaning side.
That's why the neighborhood you choose changes your strategy. In a tight pocket, a clean, well-priced offer often wins. Farther south, where there's more inventory, there's usually more room to negotiate on price and terms. Keep in mind that a meaningful share of Zilker and Barton Hills homes change hands off-market, so it pays to ask about off-market listings.
What Should You Know Before Buying a Home in South Austin?
Before you fall in love with a South Austin house, look past the median price and think about land, condition, and commute.
Price per square foot tells the truer story. Medians swing with the mix of homes that sell. In Zilker and Barton Hills, price per square foot stayed essentially flat over the last year even when medians moved.
Lots and land value matter. Large lots in Barton Hills and 78745 are often worth more because of what can be built on them, especially since Austin's HOME code changes.
Older homes need a careful inspection. Many close-in homes date to the 1930s through the 1960s, so foundation, drainage, and older plumbing deserve a close look. Hillside lots may call for a structural engineer, too (here's why we once advised a client to walk away).
Check flood risk. Parts of South Austin sit near creeks, so review the City of Austin floodplain maps for any address you're considering.
Think about your commute direction. Downtown is quick from most of South Austin, but reaching North Austin employers can be a slog from Circle C and Shady Hollow.
How Do You Choose the Right South Austin Neighborhood?
Start with your nonnegotiables, then let the data narrow the list. We usually ask clients to rank walkability, yard size, schools, commute, and budget, and then we tour two or three neighborhoods on the same Saturday so the differences are easy to feel.
A good Austin real estate agent will also show you how often homes like the one you want actually come to market, what similar homes sold for, and how much of a lot's value is in the land. (Don't be surprised if you get a spreadsheet!) Our team tracks these neighborhoods every month, and you can read more about how we work.
