This month’s topic of conversation…buyer demand! Pending units jumped 17% year-over-year, the 2026 demand curve is running well ahead of both 2024 and 2025, and total sales increased 7.4%. Pricing remains soft on a year-over-year basis, but the volume story is unambiguously positive.

Just like the trees and flowers, the Austin market seems to be springing back to life! Pending units are up nearly 12% on a year-over-year basis and total sales climbing 5.6%. Prices remain slightly lower year-over-year, but the trend lines are flattening and overall dollar volume increased more than 4%. Mortgage rates have pulled back from their late March highs and are settling in the low to mid 6% range, which is an improvement from where we were just a few weeks ago.

Spring is just around the corner, and if February's data is any indication, the market is ready for it! The February data shows a market that is gradually gaining momentum while prices continue adjusting downward. Buyer activity improved notably with more pending contracts and closed sales on a year over year basis. At the same time, inventory continues to expand and pricing metrics remain modestly lower than last year. This combination is creating a healthier and more balanc

January is always one of the slowest months of the year for real estate activity, but the early data out of the Austin five county metro is quietly encouraging!
