Welcome to our monthly North Loop market report!

North Loop indicators table comparing October 2025-September 2026 vs the prior 12 months

North Loop is one of the best neighborhoods in Austin for clients relocating from Los Angeles to Austin, Portland to Austin, Chicago to Austin, and New York to Austin who want character and a car-optional lifestyle. Just north of Hyde Park, the neighborhood is known for its eclectic local shops, vintage stores, coffee spots, and restaurants along North Loop Boulevard, all within walking or biking distance of tree-lined residential streets. It is close to UT, downtown, and Burnet Road, and it has a funky, creative personality that our transplants love.

In these reports, we focus on single-family home inventory in the North Loop neighborhood, since condominiums tend to beat to their own drum, and Austin condominium inventory is currently extremely high. Focusing on homes in North Loop lets us get a true feel for the North Loop real estate market. Unless noted otherwise, the indicators compare the last 12 months (October 2025 through September 2026) with the 12 months before that, which smooths out the month-to-month noise you get in a smaller neighborhood.

North Loop success rate (pending and closed) by month, 2026 vs 2025

There are currently 28 active single-family properties in the North Loop area. Three went under contract in the last month, and six closed in the last month on the MLS. Seven new listings came to market, ten sellers reduced their price, and three listings were withdrawn. North Loop currently sits at 2.85 months of inventory, and over the last 12 months it averaged 4.61 months, down from 5.27 a year earlier -- which keeps the neighborhood balanced over the year and leaning seller-friendly right now, since a balanced market is 4-6 months of inventory.

The headline this month is throughput.

North Loop sales activity climbed over the last year. Total sales rose 17.4% to 54 from 46, pending listings rose to 53 from 45, and total sales volume rose 20.8% to $38,178,087 from $31,607,796. The success rate, which measures the share of listings that go pending or close rather than expire or withdraw, jumped to 63.3% from 52.9%. New listings held steady at 88 versus 89, so the extra sales came from stronger demand, not a flood of new inventory.

Homes are moving quickly, too. Median days on market fell to 28.9 from 37.0, meaning half of North Loop homes went under contract in less than a month, while average days on market held at 66.4 versus 66.8. Homes closed about 2.93% below asking over the last 12 months, a smaller discount than the 3.85% the year before, and sellers trimmed an average of 3.25% from original list price to final asking price, versus 4.73%.

North Loop negotiations scatter plot: asking vs sales price by days on market

Now, a word on prices, because the median can mislead. The median sales price came in at $612,000 over the last 12 months versus $628,000 the year before, while the average sales price rose to $707,002 from $687,126. Median price per square foot slipped to $451 from $465, while the average rose to $465 from $455. When the metrics point in different directions like this, it is a mixed metric driven by which homes happened to sell. Taken together, North Loop values are steady.

Keep in mind that the data in this report only shows the properties that trade on the MLS. A meaningful share of North Loop homes change hands off-market, which is why our recommendation for potential home buyers seeking the best real estate agent in Austin is simple: make sure your realtor is plugged into off-market inventory. If an agent does fewer than 10 transactions a year, it is not likely that they know who to call or where to look to find that off-market inventory. And no, it is not rude to ask them how many transactions they do annually.

Land value continues to anchor the Hyde Park and North Loop area. At the end of the day, lot value rises based on how large a home can be built on a piece of land, and location, size, and trees all factor in. The appreciation chart below shows the median sales price rising 19.61% in 2025 after back-to-back dips in 2023 (-12.80%) and 2024 (-13.49%).

Heading into fall

With 2.85 months of inventory right now and homes going under contract in under a month, North Loop buyers should be ready to move when the right home comes up. Sellers who price well are seeing faster sales and smaller discounts than a year ago.

Buyers relocating from Los Angeles, Portland, Chicago, and New York love the car-optional lifestyle.

What is the best metric to value a North Loop home?

Price per square foot and recent comparable sales, adjusted for condition, are far more reliable than median sale price. That being said - it's important to account for land value and not just rely on price per square foot - see a Reel we made about that here.
