Hyde Park Market Report, July 2026: Off-Markets, Land Value, and Inventory

This one is coming just a bit late this month!
We continue to see Hyde Park as one of the best neighborhoods for clients moving from Los Angeles to Austin or from New York to Austin.
The walkability in the Hyde Park area and access to local grocery stores, coffee shops, and restaurants without ever getting in your car is a huge draw for people moving from Chicago to Austin who have adapted to a car-free lifestyle, making this one of the best neighborhoods in Austin for our transplants from larger cities.

In these reports, we focus on single-family home inventory in the Hyde Park neighborhood, since condominiums tend to beat to their own drum, and Austin condominium inventory is currently extremely high. Focusing on homes in Hyde Park in this report lets us get a true feel for the Hyde Park real estate market.
There are currently 30 active single-family properties in the Hyde Park area. Seven have gone under contract in the last month, and four have closed in the last month on the MLS.


Competition for well-priced, well-prepared Hyde Park homes has been fierce. The data below shows the properties that are on the MLS, but the real story in Hyde Park is the properties that are off-market.
In the last 12 months alone, we have been a part of 5 off-market property transactions in Hyde Park. Several of our off-market listings have gone multiple offer, garnering our sellers between .75% and 3.5% more than we expected the property may get on the MLS.

We have also learned of 4 more properties that sold off-market in Hyde Park where our clients weren't actively involved. In the last 12 months, approximately 50 homes transacted on the MLS—this back-of-the-envelope math indicates that about 15-20% of Hyde Park inventory trades off-market.

Our recommendation for potential home buyers seeking the best real estate agent in Austin to help with a purchase: make sure your realtor is plugged into off-market inventory. If an agent does fewer than 10 transactions a year, it is not likely that they know who to call or where to look to find that off-market inventory. No, it is not rude to ask them how many transactions they do annually.

Incredible demand for the Historic District has pushed the neighborhood's median sales price back to 2022 levels. Land value continues to drive the Hyde Park North Loop area, with lot values between $ 500,000 and $700,000 depending on location, size, and, of course, trees! :-) At the end of the day, land value increases based on how large a home can be built on the piece of land.


As usual, we expect the real estate market to quiet down after September, but of course check in with us as we generally have one or two super great listings in the Fall!
